What a $100K+ Reroof Actually Buys in the Twin Cities

Alarm clock8min Read

CalendarPosted 5.01.2026

The Wayzata homeowner who called us last fall had a quote in hand for $147,000. A 4,800-square-foot main house, a detached carriage barn, copper accents on the dormers, two skylights, and the original cedar shake roof finally giving up after 28 Minnesota winters. The contractor on the phone with him had explained the number in 90 seconds and emailed a one-page PDF.

“I don’t actually know what I’m buying,” he told us. “I just know it’s expensive.”

That’s the gap this guide is built to close. Premium reroofs in the Twin Cities — the ones that hit $80,000, $120,000, $150,000+ — aren’t expensive because contractors are getting rich. They’re expensive because the scope of work, the materials, and the climate conditions Minnesota throws at a roof are genuinely different at this tier.

I’m Noah Bergland, co-owner of Owl Roofing in Shoreview. We’ve installed premium reroofs across North Oaks, Stillwater, the Lake Minnetonka corridor, and the rest of the Twin Cities metro for 15+ years.

TL;DR — what a $100K+ Twin Cities reroof actually includes

The short version: A luxury Twin Cities reroof at $100K+ buys you (1) a premium roofing material rated for 50–100 year service life, (2) a complete deck-down system with code-plus ice and water shield, ridge venting, drip edge, and step flashing, (3) custom architectural details (copper valleys, snow guards, dormer wraps), (4) a manufacturer-backed extended warranty, and (5) a contractor experienced enough to install it correctly the first time. The headline material — synthetic slate, standing seam metal, or top-tier Class 4 asphalt — is roughly 40% of the total. The other 60% is everything underneath and around it.

Why $100K+ exists as a real Twin Cities price point

Premium reroofs aren’t a coastal phenomenon. The Twin Cities has thousands of homes — across North Oaks, Wayzata, Edina, Sunfish Lake, Orono, Deephaven, Stillwater’s historic district, and the older sections of Saint Paul — where the original architectural intent demands a roof that costs real money to replicate.

1. Square footage and complexity. A 4,000–6,000 sq ft main residence with cross-gables, dormers, turrets, and integrated detached structures often runs 60–90 squares of roof area. At premium material pricing of $1,200–$2,400 per square installed, the math reaches $100K before any custom detailing.

2. The Minnesota climate spec. IECC Climate Zone 6 and Zone 7 demand attic R-values of R-49 to R-60, ice and water shield extending 24″ past the interior wall line per IRC R905.1.2, and ventilation engineered to the 1:300 rule with vapor barrier.

3. Architectural materials cost more for a reason. Synthetic slate runs $12–$22/sq ft installed. Standing seam metal in 24-gauge with concealed fasteners hits $14–$26. Premium Class 4 asphalt with full warranty stacks reaches $7–$10. You’re paying 2–4× the per-foot rate of mid-grade asphalt — but for a roof expected to outlast the homeowner.

Premium asphalt at the top tier — when it’s the right answer

Premium asphalt deserves a seat at the luxury table. Architectural shingles like GAF Timberline HDZ, CertainTeed Presidential Shake, and Owens Corning Duration FLEX deliver Class 4 impact ratings, 130 mph wind warranties, and lifetime limited warranties at roughly half the cost of synthetic slate.

For homes where the roof line is mostly hidden from the street, where the architectural style doesn’t demand a slate or shake aesthetic, or where the homeowner plans to sell within 15 years, premium asphalt is often the smarter choice.

Synthetic slate — Brava, DaVinci, F-Wave

Synthetic slate is the product category most luxury Twin Cities homeowners are actually shopping when they hit a $100K+ quote.

DaVinci Roofscapes is the category leader — virgin-resin polymer tiles in widths from 6″ to 12″. Class 4 impact rated, Class A fire rated, 50-year warranty. Cold-temperature performance is engineered to roughly -40°F.

Brava Roof Tile is the lighter-weight composite alternative. Class 4 impact, Class A fire, 50-year warranty. Brava’s per-tile weight is roughly 40% lighter than DaVinci.

F-Wave is the newest entrant — recycled-thermoplastic shingles in shake or slate profile. Lower price point ($9–$14/sq ft installed), 50-year warranty, Class 4 impact.

Pricing reality check (Twin Cities installed, 2026)

ProductPer sq ft installed5,000 sq ft home
DaVinci Multi-Width Slate$15–$22$75,000–$110,000
Brava Old World Slate$13–$20$65,000–$100,000
F-Wave REVIA$9–$14$45,000–$70,000
Standing seam metal (24ga)$14–$26$70,000–$130,000
Premium Class 4 asphalt$7–$10$35,000–$50,000

Standing seam metal — the architectural alternative

For Minnesota, standing seam delivers three benefits the other categories can’t match: it sheds snow on its own, it lasts 50–75 years (steel) or 100+ (copper or zinc), and it can integrate seamlessly with snow rails, ice belts, and architectural details.

What’s actually included in a $100K+ scope of work

  • Complete tear-off to deck
  • Deck inspection with rotted-board replacement
  • Ice and water shield 24″+ past interior wall line per IRC R905.1.2
  • Synthetic underlayment (not felt)
  • Ridge venting sized to 1:300 NFA rule
  • Soffit ventilation matched to ridge venting
  • Drip edge at all eaves and rakes
  • Step flashing at all wall intersections
  • Counter-flashing where roof meets wall siding
  • Pipe boot replacement (lead boots on premium projects)
  • Skylight curb flashing replacement
  • Chimney flashing rebuilt with proper counterflashing
  • Snow guards or snow rails
  • Optional: copper valleys, copper apron flashing, copper-clad chimney crickets
  • Manufacturer-extended warranty registration
  • Workmanship warranty in writing (Owl Roofing offers 10 years)
  • Final inspection and full debris cleanup with magnetic sweep

Which one fits which Twin Cities home?

Tudor, Victorian, French Country in North Oaks, Sunfish Lake, or Lake Minnetonka: synthetic slate. The architecture demands the look. DaVinci Multi-Width or Brava Old World are the strongest options.

Modern build in Edina, contemporary lake house in Wayzata, farmhouse-traditional in Eden Prairie: standing seam metal. The clean continuous lines work with the architecture.

5,000+ sq ft Colonial in Maple Grove, Plymouth, or Edina, planning to sell in 10–15 years: premium Class 4 asphalt. Saves $40K–$80K vs synthetic slate without resale penalty.
