Roof sheathing math is satisfyingly concrete: find your true roof surface area (footprint × pitch multiplier), add waste for cuts, and divide by 32 — the coverage of a standard 4×8 sheet. A 1,800 sq ft home at 6/12 pitch carries about 2,012 sq ft of roof, which with 10% waste needs 70 sheets. OSB vs. Plywood for Roof Decking: Which Should You Buy?
7/16″ OSB is the modern standard — dimensionally consistent, structurally rated for 24″ truss spacing, and the budget option at roughly $18–$28 per sheet. 1/2″ CDX plywood costs $10–$15 more per sheet but holds fasteners slightly better and handles brief wetting more gracefully; OSB edges can swell if they sit wet. In practice, nearly every production roof in Minnesota gets OSB, and it performs well when the attic beneath it is ventilated properly — moisture from a poorly vented attic, not rain, is what kills roof decks here. What Thickness of Roof Sheathing Does Code Require?
For trusses at 24″ on center — the standard spacing, see our truss calculator — code requires 7/16″ rated sheathing minimum, and panels must carry a span rating of 24/16 or better. Use H-clips between trusses at unsupported edges, gap panels 1/8″ for expansion, and run the long dimension across the trusses. Under heavy materials like slate or tile, or at 16″ rafter spacing on older homes, you will see 1/2″ to 5/8″ specified. When in doubt, the span rating stamped on the panel is the law of the land.
When Does a Reroof Need New Sheathing?
Most replacements reuse the existing deck — but Minnesota tear-offs regularly reveal surprises: delaminated plywood over bathroom exhaust leaks, OSB edge-swell at ice dam zones, rot around chimneys, and hail-stressed panels. Good contractors price per-sheet replacement in the contract up front ($75–$150 per sheet installed is typical) and photograph every sheet they swap. A bid with no decking allowance is not cheaper — it is just an argument waiting for tear-off day. Budget 5–10 sheets of contingency on any roof over 20 years old.

The deck is layer one of a system: ice and water shield at eaves and valleys (Minnesota code — calculate yours here), synthetic underlayment over the field, drip edge, then shingles or metal. Every layer depends on solid, dry, properly nailed sheathing beneath it — shingle warranties assume it, and inspectors check it.
