Roof Warranty Transfer When Selling Your Minnesota Home: GAF, OC, CertainTeed & IKO

When you sell a home in Minnesota with a recently replaced roof, your buyer cares about the remaining warranty — sometimes more than the physical condition of the shingles. A 5-year-old roof with transferred warranty intact carries significant value in negotiations; the same roof with a lapsed warranty is just “a roof.” The difference can be thousands of dollars in sale price or buyer confidence.

This guide walks through the transfer process for each major manufacturer, the deadlines that kill warranties if missed, documentation you need to preserve, and the steps to take before listing to make the warranty transfer as smooth as possible. If you’re the buyer rather than the seller, this guide also explains what to ask for and how to verify you’re actually getting what’s promised.

How Roofing Warranties Transfer: The Basics
Nearly every major roofing warranty is “transferable,” but the details matter. Here are the key concepts:
- One-time transfer: Most warranties allow transfer exactly once — from the original buyer to one subsequent buyer. A second sale kills the warranty entirely. There are a few lifetime-transferable exceptions.
- Transfer window: A limited time (typically 30–60 days) from the property transfer date during which the transfer must be registered.
- Transfer fee: Small fees ($50–$250+) required with the transfer application.
- Proration reset: Some warranties reduce remaining coverage at transfer time (e.g., from non-prorated to prorated starting at transfer).
- Registration required: Warranty must have been properly registered initially for transfer to work.
