Roofing Contractor Red Flags in Minnesota: 11 Warning Signs

Eleven warning signs that should make a Twin Cities homeowner walk away from a roofing quote. Some of these are illegal in Minnesota. Some are signs of a contractor who will not be reachable in 18 months when you need warranty service. All of them are reasons to keep shopping.

The 11 red flags
1. Door-to-door storm chaser. Showed up after a hail event, knocking. Minnesota Statute § 325E.66 prohibits roofing contractors from negotiating insurance claims on a homeowner behalf. Decline.
2. Offers to waive your deductible. Illegal in Minnesota.
3. Demands cash-only or pay-in-full upfront. Reasonable progress is 10–20% deposit, 40–50% at material delivery, balance at completion.
4. No physical address or truck branding. Will not be reachable for warranty service.
5. No Minnesota DLI license. Verify at dli.mn.gov. License is required by Minnesota Statute § 326B.805.
6. Sign-today discount pressure. Real contractors with full schedules do not pressure same-day signing.
7. Refuses to itemize the contract. Vague “includes everything needed” language hides scope gaps.
8. Quote is 30%+ below other reasonable bids. Either the contractor is doing inadequate work, or there are scope gaps that will become change orders mid-project.
9. No manufacturer installer certification. Manufacturers (GAF, Hardie, LP, DaVinci, Brava) require certified installers for extended warranties. Without certification, a $100K reroof has only the contractor warranty, not the manufacturer extended.
10. No workmanship warranty in writing. Industry standard is 5–10 years. Less than 2 years is a yellow flag.
11. Cannot provide three references on similar projects. Three references on the same product class within 24 months is a reasonable ask.
