Every roofing estimate, adjuster report, and contractor conversation is full of trade language — and homeowners who know the vocabulary make better decisions and catch more mistakes. This roofing glossary defines 115+ roofing terms in plain English, organized by category, each with the one-sentence answer first. Use the search box or jump to a section.
Roof Anatomy & Structure Terms
Decking (Sheathing)
The wood panels — usually OSB or plywood — fastened to the roof framing that everything else attaches to. Rotted decking discovered at tear-off is the most common surprise cost on a reroof; estimate yours with our sheathing calculator.
Eave
The lower horizontal edge of the roof that overhangs the wall. In Minnesota, eaves are where ice dams form and where code requires ice barrier membrane.
Fascia
The vertical trim board that caps the ends of rafters along the eave, where gutters attach. Rotting fascia usually signals a gutter or ice dam problem above it.
Gable
The triangular wall section formed where two roof planes meet at a ridge. A “gable roof” is the simple two-plane style most common in the Midwest.
Hip
The outward angle where two roof planes meet, running from ridge to eave. Hip roofs shed wind well but add cutting waste to shingle orders.
Ridge
The horizontal peak line where two roof planes meet at the top. It is capped with ridge shingles and, on most modern roofs, a continuous ridge vent.
Valley
The inward angle where two roof planes meet, channeling the most water on the roof. Valleys fail before fields do, which is why membrane-lined valleys are money well spent.
Rake
The sloped edge of the roof at a gable end. Rake trim and rake shingle overhang details are frequent wind-damage starting points.
Soffit
The underside of the eave overhang, usually vented to draw intake air into the attic. Blocked soffits are the #1 ventilation defect in Twin Cities homes.
Truss
A factory-engineered triangular frame that supports the roof, typically spaced 24 inches apart. Count and size yours with our truss calculator.
Rafter
A sloped framing member cut and installed on-site (stick framing) rather than factory-built like a truss. Rafter length follows right-triangle math — see the rafter calculator.
Pitch (Slope)
The steepness of a roof expressed as inches of rise per 12 inches of run — a 6/12 roof rises 6 inches per foot. Pitch drives material quantity, labor cost, and walkability; convert yours with the roof pitch calculator.
Pitch Multiplier
The factor that converts a home’s flat footprint into true sloped roof area (1.118 for a 6/12 pitch). Skipping it under-orders materials by 5–40%.
Square
Roofing’s unit of measure: 100 square feet of roof surface. Everything on a roofing quote — shingles, labor, tear-off — is priced per square.
Dormer
A framed structure projecting from the roof plane, usually holding a window. Every dormer adds valleys, flashing, and cutting labor to a roof.
Cricket (Saddle)
A small peaked diverter built on the high side of a chimney to shed water around it. Code requires one behind chimneys wider than 30 inches.
Overhang
The portion of the roof extending past the exterior wall, typically 12–24 inches. Overhangs protect siding and windows but extend rafter length and material counts.
Gutter Apron
Flashing at the eave that bridges the gap between drip edge and gutter, directing water into the trough. Its absence is why some fascia boards rot behind perfectly good gutters.
Re-Deck
Replacing all roof sheathing, not just bad sheets — required when skip-sheathing or widespread rot is found. Common on pre-1960 homes that originally wore cedar.
Low-Slope Roof
Any roof under 2/12 pitch, requiring membrane systems instead of shingles. Many Minnesota homes hide a low-slope section over a porch or addition — price it with the flat roof calculator.
Shingle & Roofing Material Terms
3-Tab Shingle
A flat, single-layer asphalt shingle with three tabs per strip — the budget option. Lighter and shorter-lived than architectural shingles, especially in hail country.
Architectural (Dimensional) Shingle
A laminated, multi-layer asphalt shingle with a dimensional look — today’s standard choice. Runs about $600 per square installed in the Twin Cities; see the cost calculator.
Designer / Luxury Shingle
Heavyweight asphalt shingles styled to mimic slate or shake. They ship 4–5 bundles per square instead of 3 and carry the longest asphalt warranties.
Bundle
The package shingles ship in — three bundles typically cover one square. Full math in our bundles per square guide.
Starter Strip
The first course of specialized shingles installed along eaves and rakes to seal the edges. Skipped starter strip is a classic shortcut that shows up later as blown-off edge shingles.
Ridge Cap Shingles
Pre-formed shingles that cover the ridge and hips. Cut-up 3-tabs used as caps (another shortcut) fail early on Minnesota freeze-thaw.
Granules
The crushed mineral surface of asphalt shingles that blocks UV and provides fire resistance. Granules in gutters signal aging; bare spots after a storm signal hail bruising.
Fiberglass Mat
The woven core inside an asphalt shingle that gives it structural strength. When hail fractures the mat, the shingle is functionally destroyed even if it looks intact.
Class 4 Impact Rating
The highest hail-impact rating (UL 2218), earned by surviving a 2-inch steel ball drop. Class 4 shingles often earn Minnesota insurance discounts — ask your agent.
Cedar Shake
Split or sawn natural wood roofing, prized for texture and aging character. Beautiful, maintenance-hungry, and hail-sensitive — see our specialty roof calculator.
Synthetic Slate
Engineered polymer tiles that replicate quarried slate at a quarter of the weight. Most carry Class 4 ratings and 50-year warranties.
Natural Slate
Quarried stone roofing with a 75–100+ year lifespan. Requires structural verification — it weighs 3–4× what asphalt does.
Standing Seam
Premium metal roofing with raised, interlocking seams and no exposed fasteners. The 50-year metal option; priced in our metal roof calculator.
Exposed-Fastener (Screw-Down) Panel
Economy metal roofing attached with gasketed screws through the panel face. The gaskets are the maintenance item — they age faster than the steel.
Stone-Coated Steel
Steel panels coated with stone granules to mimic shingles, shake, or tile. Strong hail performance with a traditional look.
EPDM
A synthetic rubber membrane (usually black) for flat and low-slope roofs. The budget flat-roof workhorse, typically $7–$10/sq ft installed.
TPO
A white, heat-welded single-ply membrane — the most installed flat roofing in America. Welded seams outlast glued ones, which is TPO’s core advantage.
PVC Roofing
A premium single-ply membrane with the strongest welds and chemical resistance. The pick above restaurants and for maximum flat-roof lifespan.
Modified Bitumen
Asphalt-based rolled roofing reinforced with polymers, applied in torch-down or peel-and-stick layers. Common on older low-slope residential sections.
Built-Up Roof (BUR)
The classic “tar and gravel” flat roof made of alternating asphalt and reinforcing plies. Mostly replaced by single-ply membranes today.
Underlayment, Flashing & Waterproofing Terms
Underlayment
The water-resistant layer installed between decking and shingles. One roll of modern synthetic typically covers 10 squares.
Felt (Tar Paper)
Traditional asphalt-saturated paper underlayment, sold as 15 lb or 30 lb. Still code-legal but largely replaced by tougher synthetics.
Synthetic Underlayment
Woven polymer underlayment that is lighter, stronger, and safer to walk than felt. The modern standard on quality installs.
Ice & Water Shield
Self-adhering rubberized membrane that bonds to the deck and seals around nails — the defense against ice dam backup. Minnesota code requires it at eaves; size yours with the ice barrier calculator.
Ice Barrier (R905.1.2)
The Minnesota code term for required eave membrane extending 24 inches past the interior wall line. Usually two 3-ft courses up from the edge.
Vapor Barrier (Retarder)
A membrane below attic insulation that slows household moisture from reaching the cold attic. Its presence is what allows the relaxed 1/300 ventilation ratio.
Flashing
Metal (or membrane) transitions that waterproof every place the roof meets something else — walls, chimneys, pipes, valleys. Most “roof leaks” are actually flashing leaks.
Step Flashing
Individual L-shaped metal pieces woven shingle-by-shingle where a roof meets a sidewall. Continuous “one-piece” substitutes are a red flag on steep-slope work.
Counter Flashing
The upper flashing layer, embedded in masonry or siding, that laps over step flashing. On chimneys it should be cut into the mortar joint, not surface-caulked.
Apron Flashing
The bent metal piece where the bottom of a roof plane meets a vertical wall or chimney face.
Drip Edge
L-shaped metal at eaves and rakes that directs water off the deck edge into the gutter. Code-required, and the piece your gutter’s back flange should tuck behind.
Pipe Boot (Jack)
The flashing collar that seals around plumbing vent pipes. Cracked rubber boots are among the most common sources of small ceiling stains.
Kickout Flashing
A small angled flashing that “kicks” water away from the wall where an eave dies into siding. Missing kickouts quietly rot wall sheathing for years.
Valley Metal (W-Valley)
Formed metal lining an open valley, with a center rib that keeps crossing water in its lane. The premium alternative to closed-cut shingle valleys.
Ventilation & Insulation Terms
Ridge Vent
A continuous exhaust vent along the roof peak, hidden under cap shingles. Delivers about 18 sq in of net free area per linear foot.
Soffit Vent
Intake vents in the eave underside that feed cool air into the attic. Intake should equal or exceed exhaust — run the ventilation calculator.
Box Vent (Turtle Vent)
A static exhaust vent installed near the ridge, used in multiples. Fine in quantity, but never mixed with ridge vents on the same attic.
Net Free Area (NFA)
The actual open airflow area of a vent after screens and louvers, always less than its physical size. Vents are sized by NFA, not by the hole they fill.
1/300 Rule
The code formula requiring 1 sq ft of vent NFA per 300 sq ft of attic floor when vents are balanced and a vapor barrier exists. Without those conditions the requirement doubles to 1/150.
Baffles (Rafter Vents)
Chutes at the eaves that hold insulation back so soffit air can flow up the roof deck. Cheap, critical, and frequently missing.
Powered Attic Fan
An electric exhaust fan for the attic — usually the wrong answer in cold climates. They can depressurize the attic and pull moist house air into it.
R-Value
The measure of a material’s resistance to heat flow — Minnesota attics require R-49 minimum. Check your depth with the insulation calculator.
Blown-In Insulation
Loose cellulose or fiberglass blown over the attic floor to depth. Cellulose delivers ~R-3.5 per inch; fiberglass ~R-2.5.
Air Sealing
Closing the gaps (top plates, wires, fans, hatches) that leak warm house air into the attic. It beats added insulation dollar-for-dollar and is step one of ice dam prevention.
Ice Dam
A ridge of ice at the eave, formed when attic heat melts snow that refreezes at the cold edge, backing water under shingles. A heat-loss problem first, a roof problem second.
Attic Frost
Frost on the underside of the roof deck in winter — visible proof of moist air leaking from the house. Find and seal the leaks before it becomes mold or rot.
Heat Cable
Electric cables zigzagged at eaves to melt drainage channels through ice dams. A bandage for symptoms — insulation, sealing, and ventilation are the cure.
Installation & Workmanship Terms
Tear-Off
Removing all existing roofing down to the deck before installing new. The right way to reroof — it exposes decking problems and allows new ice barrier.
Overlay (Re-Cover / Layover)
Installing new shingles over the old layer. Cheaper up front, but code allows a maximum of two layers, warranties suffer, and problems stay buried.
Dry-In
Getting the deck covered with underlayment and ice barrier so it is watertight before shingles go on. A properly dried-in roof can safely wait out weather delays.
Course
One horizontal row of shingles. Roofs are installed course by course, offset so joints never line up.
Exposure
The portion of each shingle left visible after the course above overlaps it — typically 5–6 inches. Manufacturers void warranties when exposure specs are stretched.
Nailing Pattern
The manufacturer-specified count and placement of nails per shingle (typically 4–6). High winds demand the 6-nail pattern; most blow-offs trace to bad nailing.
High Nailing
Nails driven above the shingle’s nail line, missing the course below. An invisible defect that turns into widespread blow-offs years later.
Waste Factor
Extra material (usually 10–20%) added to cover cuts at hips, valleys, and edges. Complex roofs waste more — the roofing calculator adjusts for it.
Deck Replacement Allowance
The contract’s per-sheet price for swapping rotted sheathing found at tear-off ($75–$150 installed is typical). A bid without one is an argument scheduled for install day.
Magnet Sweep
Rolling a magnetic bar across the yard to collect dropped nails after the job. Part of Owl’s 3-part cleanup on every project.
Staging
How materials, dumpsters, and equipment are positioned to protect the property during work. Good staging is why the landscaping survives the reroof.
Toe Boards
Temporary boards nailed to steep roofs so crews can stand and work safely. Their nail holes get sealed at completion — ask, if you watch them come down.
Mobilization
The cost of getting crew, equipment, and materials to the site. It is why small repairs carry minimum charges and bundled projects save money.
Damage & Weather Terms
Hail Bruise
A soft, dark impact spot where hail crushed granules and fractured the mat beneath. Functional damage even without a leak — it ages the shingle from the inside out.
Granule Loss
Shedding of the protective mineral surface, from age or impact. Check gutters and downspout splash zones — that is where the evidence collects.
Wind Uplift
The suction force wind creates as it accelerates over the roof, prying at shingle edges. Edges and rakes fail first, which is why starter strip matters.
Creased Shingle
A shingle folded back by wind that now has a broken spine, even if it lies flat again. Creased shingles are wind damage and claimable.
Blistering
Bubbles in the shingle surface from trapped moisture or gases — often ventilation-related. Distinct from hail: blisters pop outward, hail crushes inward.
Curling & Cupping
Shingle edges turning up (curling) or centers lifting (cupping) — classic end-of-life signs. Often accelerated by poor attic ventilation underneath.
Thermal Splitting
Cracks from repeated expansion and contraction in extreme temperature swings. Minnesota’s 130-degree annual range makes this a local specialty.
Ponding
Water standing on a flat roof more than 48 hours after rain. It ages membranes fast and voids some warranties — tapered insulation is the fix.
Test Square
A 10×10-ft area an adjuster marks off to count hail hits. Eight or more hits per square typically totals the slope.
Soft Metals
Aluminum and light-gauge steel components (vents, valley metal, gutters) that dent at smaller hail sizes than shingles. Adjusters read them as the storm’s fingerprint.
Storm Chaser
An out-of-area contractor who follows hail events, sells hard, and leaves before warranty season. Ask where their office was five years ago — and will be in five more.
Insurance & Claims Terms
Actual Cash Value (ACV)
Replacement cost minus depreciation — what a roof is “worth” today given its age. ACV-only policies leave big gaps on older roofs.
Replacement Cost Value (RCV)
The full cost to replace damaged property with new, without deducting for age. The coverage type you want, paid out in stages.
Wind/Hail Deductible
Your out-of-pocket share of a storm claim — increasingly 1–5% of insured home value in Minnesota rather than a flat amount. Run yours in the claim calculator.
Depreciation
The value an insurer subtracts for the roof’s age and wear. Under RCV policies it is “recoverable” — see the next term.
Recoverable Depreciation
The withheld portion of an RCV claim, released after the work is completed and invoiced. Skipping repairs forfeits it.
Scope of Loss
The adjuster’s line-item document listing every approved repair by trade. Read it — underpaid claims are usually missing lines, not underpriced ones.
Supplement
A documented request to add missed or code-required items to a claim after the initial scope. Routine, legitimate, and where a good contractor earns their keep.
Xactimate
The estimating software most insurers use to price claim line items. Contractors who speak Xactimate settle claims faster.
Adjuster
The insurance company’s inspector who documents damage and writes the scope. Have your contractor at the adjuster meeting — the roof gets one first impression.
Matching (MN Matching Rule)
Minnesota’s requirement that repaired sections reasonably match the rest — often turning partial damage into full replacement when materials are discontinued.
Assignment of Benefits (AOB)
A contract clause transferring your claim rights to a contractor. Be careful what you sign at the door after a storm.
Code Upgrade (Ordinance & Law) Coverage
Coverage for code-required items (like ice barrier) that did not exist when the roof was built. Verify you carry it — Minnesota reroofs trigger current code.
CLUE Report
The industry database of your property’s claim history, visible to future insurers. A $0-payout claim still appears — inspect before filing.
Estimate, Cost & Warranty Terms
Per-Square Pricing
Quoting roofing at a rate per 100 sq ft of roof surface — about $600/square for architectural asphalt in the Twin Cities. The unit that makes bids comparable.
Line-Item Estimate
A bid broken into individual quantities and prices instead of one lump sum. Lump sums hide omissions; line items expose them.
Change Order
A written, signed amendment to the contract when scope changes mid-project. Verbal change agreements are how disputes are born.
Lien Waiver
A document confirming subs and suppliers were paid, waiving their right to lien your home. Collect one at final payment, every time.
Workmanship Warranty
The contractor’s own guarantee on installation labor (Owl’s is 10 years). Only as good as the company’s likelihood of existing when you call.
Manufacturer Warranty
The shingle maker’s coverage on the product itself, often “limited lifetime” (50 years). It covers defects — not installation errors or storm damage.
Prorated Warranty
Coverage that shrinks with the roof’s age after an initial non-prorated period. The fine print that separates good warranties from marketing.
Enhanced / System Warranty
Upgraded manufacturer coverage (like GAF Golden Pledge) available when a certified contractor installs the full component system.
Manufacturer Certification
Status like GAF Master Elite or Owens Corning Preferred earned by vetted contractors. It gates the best warranties and signals a real, insured business.
Roofing Permit
Municipal authorization for the reroof, with inspection — required in nearly every Twin Cities city. The contractor should pull it, never the homeowner.
Takeoff
The measured material list generated from roof dimensions before pricing. Aerial-measurement takeoffs are accurate for area; only feet on the roof catch condition.
